We take your safety very seriously. If there is gas in your property you will have been given a gas safety certificate at the start of your tenancy. This is renewed as a matter of course every year and if any work needs to be done - we do it

We have made sure smoke alarms are fitted as required by legislation in your home. You should test these yourselves every two weeks or so. If there is any problem or you need help doing this, please let us know asap

Contact us asap. We will get you a replacement as soon as possible - but don't forget there will be a charge for this. Whatever you do please don't attempt to break in as this may cause damage and we will have to invoice you to rectify it.

HOW IS MY DEPOSIT KEPT?

When you pay your deposit we register it in in a government approved insurance scheme called mydeposits. You can reach them on mydeposits.co.uk. In this way your money is kept safe for you until the end of your tenancy.

WHAT ABOUT GAS SAFETY?

HOW DO I GET MY DEPOSIT BACK?

If you've kept your property in good order and hand it back to us in the same state as you took it over (less reasonable wear and tear) you should get your deposit back in full. If there are any deductions and you disagree, you can contact mydeposits who will arbitrate. NB: At the beginning of your contract you will have been given their details plus your deposit certificate number

Yes. Unless you are a corporate tenant you will have signed an assured shorthold tenancy. This means as long as you pay your rent regularly and abide by the conditions in your contract, your tenancy is secure for the period of your agreement. We nearly always renew at the end of the tenancy for good tenants

WHAT DO I DO IF I HAVE A MAINTENANCE OR WHITE GOODS PROBLEM?

Contact the numbers gioven on the home page of this website. Our contractors will always fix your problem as quickly as possible. Remember though, if the problem has been caused by your own negligence you may be required to pay to rectify the situation

WHAT CAN I DO IF I WANT TO BREAK MY TENANCY EARLY?

Although we are not legally obliged to help, we always try. Sometimes we allow tenants to break their contract early if they find a suitable replacement at their own expense. Please talk to us if this is the case

WHAT IF I LOSE A KEY?

Sorry - we are strictly no pets - although if you ask us nicely, a goldfish or two might not be a problem.

IS MOULD DOWN TO THE LANDLORD?

HOW ABOUT SMOKE ALARMS AND FIRE SAFETY?

Please make yourself familiar with the fire signs in your communal hallway (if you have one). Needless to say you mustn't store anything which is combustible either in your own property or the communal area - and you must not bring in any furniture or white goods that havn't been properly fire safety tested. Remember people may need to make an escape via the doors - so please dont leave anything such as pushchairs etc in the communal space

Unless there's a broken water pipe or something of that nature , mould is usually caused by the tenant. Not opening windows, having too many people sleeping there, airing clothes inside - all contribute. CAN I SMOKE?

Sorry no. At least not in your property or in any communal areas. As well as upsetting other trenants, even worse it can be a dangerous fire hazard.
